Specialist trades.
One schedule.
One first call.

For property owners and developers

Foundations, structural steel and framing are where a slow handoff costs the most. On The Crown, each of these trades is held by its own licensed company, under one general contractor, working to one project schedule.

If you are planning a build in Southern California and want a team that has already shared a job site, start with Vince Ngo at Riviosa. He will tell you plainly whether the team fits your project.

Each company contracts for its own scope. "Riviosa Construction Team" describes the project team coordinated by Riviosa; it is not a joint venture or a single licensed entity. Verified license records are listed below.

Land Design Build

Electrical and smart-home design and installation.

Land Design Build is Riviosa's designated contractor for electrical and smart-home work, bringing design and installation together as part of the coordinated project team.

Land Design Build developed a custom smart-home system that Vince describes as an alternative to Lutron HomeWorks, at approximately half the cost. This is Vince's preliminary comparison; final pricing and capabilities depend on the project scope and selected equipment.

Process

Built in the order the ground demands.

On a hillside lot, the structure is only as good as the sequence. This is the order the team follows at The Crown, and how we would approach yours.

  1. Fit

Vince reviews your site, plans and timeline, then introduces the trades that fit. You contract directly with each licensed company.

  2. Foundations

Drilled caissons, shoring and structural concrete establish the base before anything goes vertical.

  3. Steel

Beams and columns are fabricated, set and welded, so framing can tie into the steel.

  4. Framing

Framing follows steel, with the general contractor responsible for the overall construction.

Interiors & finish craft

Quality in the details. Value in the choices.

Riviosa brings the same attention to kitchens, closets, fixtures and finished surfaces as it does to the structure.

Drywall & finish work

Ruben Palacio

Riviosa's finish specialist

Vince identifies Ruben as his expert for drywall finishing, with their first contract at 5407 Via del Valle — The Light House — serving as the reference for the working relationship.

For The Crown, the ambition is to build on that experience and achieve an even higher finish standard. This is the target for the upcoming work.

Kitchens & closets

Poggenpohl

Recommended showroom · proposals in development

Vince recommends Poggenpohl for the kitchen and whole-home closet scope. The California showroom is developing kitchen, coffee bar and closet options for The Crown, including selected display pieces where they suit the design.

The aim is a cohesive interior with exceptional materials and thoughtful value. Final selections, closet brands, scope and installation remain subject to the project proposal.

Premium fixtures

Dornbracht & VOLA

Brands under consideration

Riviosa is exploring distinctive kitchen and bath fixtures from Dornbracht and VOLA, with an emphasis on design, craftsmanship and long-term value.

Vince compares project pricing and suitable showroom or display opportunities to make premium products go further within the budget. Savings depend on the selection and availability; each project receives its own quotation.
