Fourteen divisions in Riviosa's standard numbering (there is no kitchen, so 10 is skipped). Click a division to see quantity, unit, labor and material. Allowance lines are the owner's selections; they are in the price and settled at actual cost.

Rates are Southern California (Orange County) 2026 estimates for a licensed contractor with subcontracted trades, plus a small-job line because one room carries trade trip minimums a whole house spreads out. Labor includes trade labor and burden; material includes tax and delivery. Contingency is 5% of direct cost; overhead and profit is 13% on direct cost plus contingency. Permit, plan-check and utility fees are excluded.

Assumptions

What the plan did not say, and what was assumed in its place. Change any of these and the model and estimate move with it.

  • ScopeFull gut remodel of an existing bathroom in a slab-on-grade, single-storey house with an attic above. Not new construction.
  • SizeRoom about 10′-3″ × 12′-7″ inside, scaled from the 112 + 18 sf labels; shower room 48″ × 60″ behind glass on two sides.
  • Ceiling10′-0″ flat ceiling, attic above for vent, fan ducts, supply duct and wiring.
  • OpeningsThe 5 ft element on the west wall is read as a pair of pocket doors; the element on the south wall and the triple line over the tub are read as windows, both tempered.
  • PlumbingTub, shower and toilet drains move, so the slab is trenched to a new 3″ line. Floor-mount tub filler fed under the slab. Vanity and toilet share a furred 2x6 wet wall.
  • ElectricalExisting panel has two spare spaces; no service upgrade. Four recessed lights from the plan's ceiling symbols, three vanity sconces, two humidity-sensing fans.
  • HVACExisting forced-air system; one supply run relocated to a ceiling register. No return in the bath; the pocket doors are undercut for transfer air.
  • FinishesMid-to-upper finish level set by the allowances: $9/sf tile, $3,200 vanity, $1,800 tub, $2,400 glass, $3,300 plumbing trim. Owner may change any allowance.
  • ScheduleAbout 5 weeks on site after permit: demo and slab 1 week, rough MEP and inspection 1 week, board and tile 2 weeks, finish 1 week.
  • Not includedPermit and plan-check fees, heated floor (add about $1,800–$2,400), steam shower, structural repair found at demo, and any work outside the room.
